What is 18 Seventy Nine?

It’s a top-quality Huntsville community designed especially with Sam Houston State University students in mind. 18 Seventy Nine features a variety of spacious, furnished apartments plus a full set of community features such as a resort-style pool, fitness center, community clubhouse and more.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at 18 Seventy Nine has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at 18 Seventy Nine pays a flat rate that includes:

  • In-unit laundry
  • High-speed internet
  • Water/sewer
  • Valet trash (fee required)
  • Community features – pool, fitness center, etc.

What size are the apartments?

The spacious accommodations at 18 Seventy Nine include 1, 3 and 4 bedroom apartments and with a private bedroom-bathroom suite for each resident. Two-story townhomes are also available.

Are the apartments furnished?

Yes, all apartments at 18 Seventy Nine have a furniture package that includes a full-size bed, desk and chair, and dresser drawers in each bedroom. The living area includes a sofa, chair, ottoman, entertainment stand and barstools. To see a sample of the furniture and other finishes, please visit our model apartment.

When do the contracts start and end?

The standard term is August 18, 2023 to July 29, 2024, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. 18 Seventy Nine also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at 18 Seventy Nine?

Your living costs at 18 Seventy Nine can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at 18 Seventy Nine. Normal payment deadlines will continue to apply.

Is 18 Seventy Nine open to non-students?

Nearly all the residents at 18 Seventy Nine are students at Sam Houston State University. The per-person contracts are also designed with students in mind. Nonetheless, 18 Seventy Nine is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

18 Seventy Nine has a monitored fire-sprinkler system, along with individually locking bedroom doors. Management staff are also available 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

18 Seventy Nine is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at 18 Seventy Nine?

18 Seventy Nine offers free on-site parking, as well as optional reserved parking for an additional cost.

What other transportation options will I have?

1879 is conveniently located less than a mile from SHSU campus and under a half mile from Sam Houston Ave, making it easy to walk or bike to class, school activities and local stores and restaurants.
